How we work

Process.

Design and construction under one roof means no handoff, no lost information, and one team accountable from conversation to key.

How we work

Design first. Then build right.

When design and construction are separate firms, information gets lost at the handoff. The builder finds things the architect didn't account for. The client ends up in the middle, absorbing cost and delay.

At Rexford, design leads the process. We spend the time upfront to resolve every finish, fitting, and detail on paper. When we manage construction too, that thorough design process pays off at every stage. The process below is how that plays out in practice.

01
Phase One

Discovery & Brief

Before anything is drawn, we spend time understanding your project. Site conditions, program requirements, budget parameters, timeline expectations, and how you intend to use the space, and all of it matters. No assumptions before we understand the brief.

What happens

  • Initial consultation
  • Site visit & assessment
  • Program development
  • Budget framing
  • Feasibility review

What you receive

  • Project brief document
  • Preliminary budget range
  • Timeline overview
  • Go/no-go decision
02
Phase Two

Design & Documentation

The studio works through concept, schematic design, and design development, iterating until the project is right. We then produce full permit drawings, construction documents, finish schedules, and specifications. Every decision is resolved on paper before the site starts.

What happens

  • Concept design
  • Schematic drawings
  • Design development
  • Permit application
  • Interior design & finishes

What you receive

  • Permit-ready drawings
  • Finish schedule
  • Specifications package
  • Millwork drawings
  • Updated budget
03
Phase Three

Construction

Site work begins with a fixed schedule and coordinated trades. Our construction team is the same team that worked on the design, so they know the intent behind every detail. Weekly reporting keeps you informed without having to manage the site yourself.

What happens

  • Site preparation
  • Trade coordination
  • Construction & framing
  • Mechanical & electrical
  • Finishes & millwork install

What you receive

  • Weekly progress updates
  • Photo documentation
  • Budget tracking reports
  • Schedule updates
04
Phase Four

Handover & Close

A thorough walkthrough of every system and finish. We don't hand over keys until the project meets the standard you approved in the drawing. You receive a full documentation package and know who to call if anything needs attention after you move in.

What happens

  • Final inspection walkthrough
  • Deficiency list & close-out
  • Systems orientation
  • Key handover
  • Post-occupancy check-in

What you receive

  • As-built drawings
  • Warranty documentation
  • Maintenance guides
  • Trade contact list
Before your first conversation

What's helpful to have ready.

Site or address

Whether you own the lot already or are still looking, knowing the location helps us understand zoning, setbacks, and site conditions before we meet.

A rough budget range

You don't need a number to the dollar. A range tells us whether we can design the project you have in mind, and helps us prioritize where the money should go.

A sense of what you want

Photos, a list, a description, or anything that communicates how you want to live in the space. The more we understand your intentions, the better the brief we can write.
